TAURUS

Fee policy

Last updated 2 September 2026

TAURUS charges a platform fee to the buyer and a separate platform fee to the seller when an offer is accepted. Nothing is charged for browsing, signing up, getting verified, listing a deal, or making an offer that is not accepted.

What triggers the fee

One thing, and only one: a seller accepting a buyer's offer. Up to that moment nobody has been charged anything.

If an offer is rejected, countered, withdrawn, expires, or loses because a different offer was accepted first, no fee is charged to anyone.

The buyer's fee

This is what the buyer is paying for:

  • Access to deals that are not on the open market
  • A buyer list screened so that everyone on it has shown proof of funds
  • Alerts matched to the criteria you set, rather than everything we list
  • The tools to make an offer, attach the contract, and track where it stands

The seller's fee

This is what the seller is paying for, on that specific property:

  • The listing itself, hosted with its documents and photographs
  • Putting the deal in front of verified buyers whose stated criteria it matches
  • The email and text alerts that go out when it is published
  • Receiving and handling the offers that come back

How the amount is worked out

Each fee is calculated as 0.5% of the accepted offer price, and then charged as a fixed dollar amount. On an offer accepted at $215,000, the buyer's fee is $1,075 and the seller's fee is $1,075.

Fractions of a cent are rounded down, never up. The exact figure is shown to you in dollars before you commit — a buyer sees it on the offer form above the submit button, and a seller sees it on the screen where they accept.

When it is charged

At acceptance, to the payment method on file. Buyers add a payment method when they make their first offer; sellers add one as part of setting up their team.

You will always have seen the exact amount and agreed to it before an offer is submitted or accepted. We keep a record of the figure you were shown and when.

Refund policy

Platform fees are non-refundable, including if the deal later falls through.

This is the part worth reading twice, so here is the reasoning rather than just the rule. The fee pays for something that has already happened by the time it is charged: the deal was marketed, the buyer was found, the offer was made and accepted. None of that is undone by a title problem or a financing issue three weeks later.

Deals do fall through — option periods get exercised, financing moves, title turns something up. That risk is real and it sits with the buyer and the seller, who are the ones who decide whether to proceed. It is not a risk TAURUS can price into a fee it only charges on the deals that get that far.

What we do about it is at the front of the process rather than the back. A seller cannot list a property here without first confirming the title position: that they have the authority to sell and know of no liens, judgments or clouds — or, where there are known issues, describing them so buyers can underwrite around them. On a wholesale listing they confirm instead that they hold a contract and have the right to assign it. That statement is recorded against the person who made it and the date, and it is shown on the deal page for you to read before you offer.

It is the seller's statement, not a TAURUS verification, and it is not a substitute for a title search. But it means a deal reaching you has had someone put their name to what they can deliver, and a seller who lists on a title they cannot convey has made a representation they will have to answer for.

We would rather say all of this plainly up front than surprise anyone with it afterwards. If you are not comfortable with it, do not submit the offer.

Exceptions

Two, and both are stated here so nobody has to discover them.

  • Deals listed by ASAP Texas Homes. ASAP Texas Homes, LLC operates TAURUS. On its own listings there is no seller-side fee, because that would be the business paying itself. The buyer-side fee applies exactly as it does on any other deal.
  • Negotiated rates. A business listing on TAURUS may agree a different rate, or none, for a period. Where that applies, the amount you are shown before you commit is always the amount you will be charged — the figure on the screen is the figure, whatever the underlying rate.

What we do not charge for

  • Signing up, or getting verified
  • Browsing deals, saving them, or asking questions
  • Deal alerts, texts, or the weekly digest
  • Listing a property, or uploading documents
  • Making an offer that is not accepted
  • Withdrawing an offer before it is answered

What TAURUS is in your transaction

TAURUS is a marketing and technology platform. In any deal you do through it:

  • TAURUS is not a party to the purchase contract.
  • TAURUS does not represent the buyer or the seller, and advises neither.
  • TAURUS holds no interest in the property and takes none from the fee.
  • TAURUS does not hold earnest money or any other funds belonging to either party.
  • The businesses publishing deals here act as principals — buying, selling and assigning their own contracts — not as your agent or broker.

The platform fee is a charge for the services listed above, billed by the platform to the person receiving them.

Questions or a problem with a charge

Email info@asaptexashomes.com and we will look at it. If you think a fee was charged in error, tell us before disputing it with your bank — we can see exactly what was shown to you and when, and it is usually faster to sort out directly.
